A relatively flexible planning consent has been obtained, allowing a hotel to be delivered on the site of No.5 or No.7 City Park Gate. However there is a preference to deliver this on No.5, as it best allows for the design of a traditional hotel layout. A generic mid-range hotel has been designed to RIBA Stage B, which has demonstrated that a 200 room product can be delivered independently of the adjoining office buildings. A parking allocation of 25 spaces will be provided, although more may be possible through negotiation. The hotel is extremely well placed to capture a variety of market segments, with its location enabling both the City Centre and Eastside consumers to be captured.
