No. 4 City Park Gate - Retail

The main retail provision at City Park Gate will be located on the ground floor of No.4, fronting Moor Street Queensway. The retail demise has been designed to be a fluid as possible, allowing the market to determine how the space will be split into units. The different permutations could range from a single large basket-led supermarket plus a sandwich shop, to 5 or 6 different bars, restaurants, comparison and convenience outlets.

The falling gradient has been utilised to allow for off-street deliveries via Island Place to a substantial basement storage area. Note the basement has sufficient floor to ceiling height to be used for front of house purposes if access were to be provided.

No. 6 City Park Gate, Island House

Island House is an attractive period building providing a historic link between its larger and newer neighbours. The ground floor lends itself well for use as a bar or restaurant, with the potential to incorporate an external dining or smoking area to the rear. The basement has an excellent floor to ceiling height and is suitable for cooking and preparation, and could even be used for a secluded dining experience.

Coffee Pavilion

The coffee pavilion, located at the heart of Freeman Place, is an important visual and amenity anchor for the scheme. The occupier will benefit from an enviable location with the footfall desire line from the Bullring and Moor Street Station to Eastside running adjacent to the building. This is supported by the custom from circa 4,000 employees who will eventually work at City Park Gate, an attractive al fresco seating area, and the awareness generated from its location next to the busy Moor Street Queensway.
The facility has yet to be designed, so there is an opportunity for an occupier to input into the process and potentially reflect elements of company branding.

Fox & Grapes

The Fox & Grapes is a Grade II listed public house, nestled on Park Street between No’s 2 & 3 City Park Gate. Currently in a poor state of repair the pub will be brought back to life and add vibrancy to the lower area of Freeman Square, creating an amenity axis with the coffee pavilion along the spine of the Square.
Similar to the coffee pavilion the pub will benefit from huge levels of footfall, located on two pedestrian desire lines from the City to Eastside. The rejuvenated building will also have the benefit of a relatively large building plot, allowing a variety of extension and external seating possibilities.
